Does Park County allow for Airbnb?

Yes. Park County allows for Airbnb.


Where exactly is Park County?


Park County is about 115 miles southwest of Denver, approximately 60 miles northwest of Colorado Springs and about 55 miles south of Breckenridge.


Park County includes Fairplay, Alma and Bailey. This is important because people often ask google: Does Fairplay allow for Airbnb? Does Bailey allow for Airbnb? Does Alma allow for Airbnb? While Airbnb is legal in Fairplay and Airbnb is also legal in Bailey and Alma, the reason for that is because Airbnb is legal in Park County, Colorado.

Is Airbnb legal in Breckenridge?

As of September 2021, Breckenridge has capped short-term rentals at 2200. This is important because of Breckenridge's proximity to Park County. Because Breckenridge has capped the number of short-term rentals allowed, there is increased opportunity and demand in Park County, and specifically Fairplay and Alma.


Is Fairplay a good market for Airbnb?

Yes, Fairplay was the only location in Colorado that AirDNA listed as a top tier area for short-term rentals. This doesn't mean that you can't have success in other locations in Colorado (you can, you will), but this is the only location in Colorado that AirDNA felt merited having that opportunity ranking.


What do you need to know about buying an Airbnb in Fairplay?

  1. It will cost $605 for the short-term rental license (and $215 to renew.)

  2. Only one STR license per lot.

  3. The number of people you can advertise/fit into the property will be limited by septic tank restraints.

  4. Plan on submitting plans on parking, trash and snow removal.

  5. You can't have an outstanding balance on your taxes.

  6. You have to have a responsive agent available.

  7. You can't transfer the license.

  8. The county can inspect your STR property at any time.
