Deposits & refunds

No matter how clean your place is, no matter what extra effort you put in, if you host long enough, you will run into an issue where you have to handle a deposit or a refund.

If ask for a deposit through Airbnb from your guests, and you want to make a claim, you must do so within 14 days of the checkout date or before a new guest checks in, whichever is earlier.

If you think you have a legitimate claim, be sure to gather any evidence — emails, Airbnb messages, photos of damage, etc.

If you believe you’ve suffered damage greater than your deposit, hopefully you have secured short-term rental insurance. You can also work through the Airbnb Resolution Center to request money. You have up to 60 days after your guest checked out to submit a request for money through the resolution center. An Airbnb representative will mediate.

Of course, in extreme cases, you can file a case in court.

In the end, the best remedy is prevention. A clean and tidy space and exceptional customer service can cut off a lot of problems before they become so.
